The most expensive house in the world, measured by what a buyer reportedly paid, is Providence House in Chelsea, sold in 2026 for between GBP 265 million and GBP 275 million. Measured by valuation it is Buckingham Palace, which has no sale price on record.
This ranking puts the six houses with a price first and the four with only an estimate or a failed deal after them, so a valuation never outranks a receipt. Every figure is dated, in the currency it was stated in, as of October 2026.
What Is the Most Expensive House in the World by Sale Price?
Providence House, at GBP 265 million to GBP 275 million, about $350 million, in 2026. It exceeds the $239,958,219 recorded for a Manhattan penthouse in 2019 and the 275 million euros reported for Chateau Louis XIV in 2015. Its price is reported, not yet registered.

Six Houses With a Sale Behind Them, Largest First
Each of these six changed hands, by deed, completion notice, auction or a reported private sale.
1. Providence House: The Chelsea Sale of 2026

Basis: reported sale, awaiting registration | Price: GBP 265 million to GBP 275 million, 2026 (about $350 million) | Site: two acres | Buyer: Suneil Setiya
The Chelsea villa was sold in 2026 without ever being marketed. UK Sotheby’s International Realty’s Marcus O’Brien led the deal, and Bloomberg reported a price above GBP 270 million, about $350 million, on 2 April 2026.
Tax Policy Associates found the sale was bundled with five flats under one price, which cut stamp duty to about GBP 13 million from about GBP 32 million. As of 22 September 2026 HM Land Registry had not registered it.
2. Chateau Louis XIV: A New-Build Palace Near Versailles

Basis: reported sale | Price: 275 million euros, 2015 (about $301 million) | Site: 23 hectares | Owner: reported to be Mohammed bin Salman
The 2015 price of 275 million euros bought a house that Cogemad had finished only four years earlier, in 2011. It stands on a walled 57-acre site between Versailles and Marly-le-Roi with 7,000 square metres built and 5,000 of living space.
The buyer stayed hidden behind companies until the New York Times reported in December 2017 that the Saudi crown prince was the ultimate owner. The moat, with its underwater viewing chamber, and a maze are part of the grounds.
3. 220 Central Park South: The Deed in the City Register

Basis: recorded deed | Price: $239,958,219, January 2019 | Size: about 24,000 sq ft | Owner: Ken Griffin
The price is on public record. ACRIS lists a deed for $239,958,219.15 for unit 50 at 220 Central Park South, dated 23 January 2019 and recorded two days later, against the $238 million reported in the press.
Griffin’s four floors cost about $10,000 a square foot. He contracted in 2015 for the Robert A.M. Stern tower, which Vornado built, and received the unit as a white box to finish himself.
4. Villa Les Cedres: A Brand-Owned Villa Sold for 200 Million Euros

Basis: completed sale | Price: 200 million euros, 31 October 2019 | Site: 14 hectares of gardens | Seller: Campari Group
Campari’s preliminary agreement of 1 August 2019 set the price at 200 million euros, with Campari keeping a floor of 80 million euros under its Grand Marnier tender terms. The sale completed on 31 October 2019 and the buyer was not named.
The estate’s botanical garden holds more than 14,000 plant species in 25 heated greenhouses. The villa, built in 1830, once belonged to Leopold II of Belgium.
5. Jannard Malibu Estate: A Threefold Gain in 12 Years

Basis: reported sale | Price: $210 million, June 2024 | Size: about 15,000 sq ft on nearly 10 acres | Seller: James Jannard
James Jannard, founder of Oakley, paid $75 million for the cliff-top property in 2012 and sold it in June 2024 for $210 million, a California record. That is a gain of $135 million, or a factor of 2.8.
The eight-bedroom, 14-bathroom house has private ocean frontage near El Pescador State Beach. The buyer bought through a Delaware limited liability company, and the previous California record was $200 million in 2023.
6. The One: The Auction That Cut the Price by More Than Half

Basis: bankruptcy auction | Price: $141 million with buyer’s premium, March 2022 | Size: 105,000 sq ft | Builder: Nile Niami
The 105,000 square foot Bel Air mansion was listed at $295 million. Concierge Auctions closed bidding at $126 million, and CEO Laura Brady put the final price at $141 million with the buyer’s premium.
The sale fell short of roughly $190 million of debt and far below the $500 million its builder once cited. It was the highest amount ever spent at a home auction.
Four Houses Valued Without a Market Sale
No buyer has set a price on these four, so each figure is an estimate, a construction cost or a deal that fell through.
7. Buckingham Palace: Valued, With No Sale Price

Basis: estimate | Value: GBP 3.7 billion, April 2022 (GetAgent) | Size: 775 rooms | Role: official London residence of the sovereign
GetAgent.co.uk put the palace at GBP 3.7 billion in April 2022, against the GBP 7,000 it cost to build in 1706 for the Duke of Buckingham. George III bought the earlier Buckingham House in 1761, and John Nash remodelled it for George IV.
Parliament agreed a GBP 150,000 budget for Nash’s work and the King pressed for GBP 450,000, according to royal.uk. No sale price exists for the result.
8. Antilia: India’s Billion-Dollar Tower

Basis: estimate | Value: $2 billion (Guinness World Records) | Size: 37,000 m2, 27 storeys | Owner: Mukesh Ambani
Guinness World Records lists Antilia as the largest and tallest house in the world: 173 metres, 37,000 square metres of living area, six floors of parking for about 160 cars and a wellness centre across four floors. It took over four years to build.
The $2 billion is an estimate; no sale price is on record. The plot is 4,532 square metres on Altamount Road. Read how the family business fortune is built in Mukesh Ambani net worth.
9. Istana Nurul Iman: The Largest Residential Palace

Basis: construction cost | Value: about $1.4 billion, 1984 | Size: 2,152,782 sq ft, 1,788 rooms | Role: home of the Sultan, seat of government
The Guinness record for the largest residential palace goes to Istana Nurul Iman: 1,788 rooms, 257 bathrooms and a banqueting hall for 5,000, completed in 1984 for around $1.4 billion.
Architect Leandro V. Locsin of the Philippines designed it and Ayala Corporation built it. Its garage fits 110 cars and its stable houses 200 polo ponies.
10. Villa Leopolda: The Deposit That Stayed in France

Basis: agreed price, never completed | Price: reportedly $530 million, 2008 | Size: 8 hectares | Owner in 2010: Lily Safra
Mikhail Prokhorov paid 39.4 million euros, $53.3 million, as 10 percent of a reported $530 million price in 2008. A final signing had been planned for 20 January, but he withdrew after the financial crisis.
On 1 March 2010 a French court let Lily Safra keep the deposit. The villa covers 8 hectares near Villefranche-sur-Mer and used about 50 gardeners, ABC News reported.
Asking Price Versus What Was Achieved
A listing price is a wish. The achieved prices above show how far wishes drift at this level.
- The One: $295 million asked, $141 million achieved in March 2022, a fall of 52 percent.
- Malibu: $75 million paid in 2012, $210 million received in June 2024.
- 220 Central Park South: $238 million reported, $239,958,219 on the deed.
- Villa Leopolda: a $530 million agreement that never completed, leaving a deposit of 39.4 million euros.
The lesson is to trust a figure only as far as its record. This article is general information, not financial or investment advice.
The Only Upkeep Bill Published in Full: Buckingham Palace
Private owners do not publish running costs, but the Sovereign Grant accounts do for the palace. The reservicing programme was funded at GBP 369 million in 2016 and, by the end of March 2026, GBP 318 million of it, 86 percent, had been spent.
- 2025-26: total grant GBP 132.1 million; GBP 39.3 million of property maintenance went on reservicing, plus GBP 3.5 million of capital spending on two new lifts.
- 2026-27: a final reservicing tranche of GBP 40.3 million inside a GBP 137.9 million grant.
- Work in the wings: the East Wing opened to the public in 2024-25 with about 11,000 visitors, and the North and South Wings are due back between April 2027 and April 2028.
The grant reverts to GBP 99.9 million a year after the programme ends, according to royal.uk.
Where Registry Data Runs Out
Public records can confirm some prices and not others. New York’s deed for 220 Central Park South is searchable. England’s price paid data from HM Land Registry covers registered sales, yet the highest Kensington Palace Gardens entry above GBP 1 million is GBP 19 million, for No. 8 in December 2015, and Providence House is absent while its registration is pending.
A sale structured to cut tax also shows up in the figures: stamp duty on the Chelsea deal is estimated at about GBP 13 million against about GBP 32 million at standard rates, a gap explained by the way stamp duty land tax treats a bundled purchase.
